About the Project

Bronson Road Apartments is a newly built, five-story mixed-use building in Southport, CT, designed without separation between uses. It includes a first-floor open parking garage for residents and features 91 modern apartment units with convenient access to local amenities. The structure primarily utilizes 5A wood-frame construction, with the second-floor structure and below classified as 2B, in compliance with Section 406.5.1.

Endeion’s scope of work

Endeion’s scope of work involved modeling and coordinating MEP services for the four-story building, including underground utilities. Using Revit MEP, Endeion developed detailed MEP models, while Navisworks Manage was utilized for coordination and clash detection. The design inputs, provided in CAD and PDF formats, were converted into 3D models for seamless integration. Additionally, architectural, structural, and other trade models in 3D format were received for coordination purposes.

Project Challenges & Solutions

The queries/assumptions were prepared as RFIs and submitted for the client approval. RFI’s were tracked through Procore.

Challenges:
  • Coordinating MEP services on Level 1 was particularly challenging due to the fixed ceiling height, which was constrained by the bottom of the beams as per the design.
  • In the residential units, limited ceiling space posed difficulties, as the floors above consisted of wood joist systems, requiring careful routing of services through joist spaces.
Solutions:
  • Initially, MEP services were routed through beam penetrations as per the design details. However, after the structural team’s disapproval of penetrations in certain beams, adjustments were made by lowering the ceiling by 4 ½” and incorporating multiple plumbing risers on both sides of the columns to reduce beam penetrations, allowing for successful Level 1 coordination.
  • Endeion’s BIM/VDC team strategically routed plumbing and flexible ducts through joist pockets and web spaces. However, conflicts remained between the ductwork, ERV unit, and bathroom ceiling. To resolve this, a ceiling height adjustment to 7’-8” was proposed and subsequently approved.

Deliverables

Endeion’s final deliverables comprised the creation of a coordinated set of MEP shop drawings, provided in both CAD and PDF formats. Additionally, the deliverables included Slab penetration drawings and overlay drawings.
