About the Project

The Chinatown Transit-Oriented Development (TOD) Senior Housing project at the Lake Merritt BART station encompasses a seven-story building totaling approximately 79,893 square feet. This includes 3,235 square feet dedicated to ground-floor commercial space.

Fifty years after disruptive urban renewal and the construction of a BART tunnel, 2.7 acres above the Lake Merritt BART station are being revitalized with mixed-use development, reconnecting the area to Oakland’s Chinatown. Leading this two-block transformation is the seven-story Chinatown TOD Senior Housing, which offers affordable senior residences above ground-floor amenities, a paseo-connected community space, and a restaurant incubation hub.

This project is part of a larger transit-oriented development shaped by a decade of engagement with hundreds of local residents and stakeholders. Future phases will introduce a market-rate residential tower on the remaining portion of the block, a revitalized public plaza, and a mixed-use building featuring office space, affordable family housing, and a daycare center, replacing an existing low-rise office structure.

Endeion’s scope of work

Endeion’s scope of work involved modeling and coordinating the plumbing systems for the seven-story building, including underground. Utilizing Revit, Endeion developed detailed plumbing 3D models, ensuring coordination and clash detection through Navisworks Manage. The design inputs, provided in CAD, and PDF formats, were converted into refined 3D models as per the US Plumbing standards for seamless coordination. Additionally, architectural, structural & other services 3D models were provided to facilitate comprehensive coordination.

Project Challenges & Solutions

The queries/assumptions were prepared as RFIs and submitted for the client approval. RFI’s were tracked through Procore.

Challenges:
  • Each floor features a stud rail system at every column, making the coordination of plumbing risers particularly complex.
  • The limited ceiling space in residential units created difficulties, as the lower end of long, sloped plumbing lines often fell within the ceiling, complicating coordination.
Solutions:
  • Our BIM/VDC team optimized routing to integrate the plumbing risers with the stud rail system while minimizing fittings and flow obstructions.
  • To address ceiling space constraints, we utilized long-end fittings as suggested, allowing pipes to be raised as close to the slab as possible. This ensured that the lower end of sloped pipes remained above the ceiling, improving coordination and functionality.

Final Deliverables

Endeion’s final deliverables comprised the creation of a coordinated set of plumbing shop drawings, provided in both CAD and PDF formats. Additionally, the deliverables included spool fabrication drawings and Slab penetration drawings.
